Terms and conditions
Price and Payment
The price is stated in the calendar. 50% is due to payment upon recieving the confirmation of the rental. The final 50% is due no later than 14 days before arrival. For weekends the total amount is due to payment no later than 30 days before arrival.
After ordering the rental of the summerhouse, the owners sends a written confirmation. Lodger can eigther sign and return the confirmation or transfering the amount due to payment. In both cases lodger is considered to have accepted this terms and conditions.
Electricity is paid for by use and is determined by departure. Payment is due at the time of turning in the key to Mrs. Sønderhaven. Firewoods are not included.
All practicallities are stated in the confirmation.
Forrce Majeure
Der Hausbesitzer kann das Mietverhältnis mit augenblicklicher Wirkung aufheben, sollte das Ferienhaus aus Force Majeure Gründen nicht zur Disposition gestellt werden können. In diesem Fall kann der Mieter keinen Erstattungsanspruch an den Hauseigentümer stellen.
Liability for the lodger
Lodger is obliged to take care of the cottage and all its belongings in a proper manner. Lodger has the liability to any damages that occures during the rental period.
Lodger has the obligation of departing the house cleaned. Final cleaning includes vacuuming, cleaning of vertical surfaces in the kitchen and bathroom, cleaning of all horizontal surfaces in the house. drawers, cupboards, refrigerator, freezer, stowe/owen, coffee brewer, toilet, garden furnitures and the barbeque grill if used.
At departure the house is inspected, and we are entitled to add cleaning charges to the rent, if final cleaning is not properly performed.
In case of lodgers payment for the final cleaning, the lodget is responsible for leaving the house with an empty dishwasher, refrigerator and freezer and to dispose the garbage.
Lodger is responsible for damages on goods or persons during the rental period. Such liabilities are normally covered by lodgers private insurance.
Lodger is responsible for any offending behavior of persons staying in the house in respect for the neighbours in the compound. Guidiance from the inspector are to be followed. If this is not respected, the owner is allowed to terminate the agreement without notice and expel the lodger. In such case the lodger will not recieve compensation on the paid amount.
Cancellation of rental
Sie The lodger can, in advance of the start of the rental, cancel this agreement under the following conditions. The cancellation is to be send to the owners in writing. The cancellation time is the postal stamp. The owners is entitled to a cancellation fee af follows:
· 70 days before arrival: 10% of the total amount, minimum DKK 500,-.
· 69 to 40 days before arrival: 25% of the total amount, minimum DKK 500,-
· 39 to 14 days before arrival: 80% of the total amount, minimum DKK 500,-.
· 13 or less days before arrival: 90% of the total amount, minimum DKK 500,-.
The lodger is allowed to transfer the rental to 3. party without additional cost, but has to inform the owner in writing.
Absence or Lack of services or goods
The lodger is obliged to contact either Mrs. Kirsten Sønderhaven or the owner if any lack or absence is noticed.
If a lodger leaves the house without informing Mrs. Sønderhaven or the owner of any absence or lack of service, or without giving the owner a fair amount of time to solve the problems the lodger cannot claim compensation in any form.
